Both the Vanier and Overbrook neighborhoods of Ottawa have, for some time now, been experiencing very valuable revitalization. The unique character of Vanier and Overbrook has been preserved while the value of residential and business properties has increased. The small-town community feel is still ever present while this area turns itself into a desirable spot similar to how Westboro and the Glebe have.

 

Location

 

Vanier is just minutes East of downtown on foot, bicycle or car. With easy access to many community services like hospitals, schools and even a short drive to the Ottawa International Airport, Vanier has become desirable for families, students and young professionals who want convenience and proximity to downtown at a reasonable price. Overbrook is a short drive to downtown as well, and has very easy access to the Queensway with close proximity to the big box stores of Conventry Rd. and the St. Laurent Shopping Centre. Both Overbrook and Vanier have an abundance of green space and boast a diverse range of homes from small war-time houses, 50’s & 60’s bungalows, detached homes, condos and townhomes.

 

Gentrification

 

As popularity increases in the area, Vanier and Overbrook continue to see even more development in the way of gentrification. Within the next few years, the value of these neighborhoods will be a shocking contrast to their past values. Developers see the potential in these communities and are pursuing different projects providing old landmarks with a second chance. Older properties are being torn down and replaced with new modern homes and these new builds are a great indication of gentrification throughout the area.

 

The Vanier South-Overbrook neighbourhood is a part of the Building Better Revitalized Neighbourhoods (BBRN) initiative which began in 2016 and is focusing on improving the health, vibrancy and liveability of the area. Some of the key focuses of this initiative are improving pedestrian and cycling routes, better connections between Overbrook to the future St. Laurent LRT station and revitalizing local businesses on Lola at Donald.

 

One of the keys to the success of the infill projects in the Vanier and Overbrook community is the attention to preserving the character of the existing community. In Vanier, Domicile has a strong reputation for driving the rebirth of the neighborhood. Across Vanier and Overbrook many low-rise condominium developments have come up in the recent years which have fit well into the existing mix of war-time homes, mid-century homes and the new modern homes built.

 

Overbrook and Vanier have each come a long way from what they used to be. As we watch crime rates go down down, real estate prices rise and new business being developed, there is a clear revitalization in the works which keep this area on the up and up and makes for a very desirable option for home buyers.
