Detached home ownership isn’t for everyone, and condos are an imperative for downtown, urban life. In the competitive Ottawa condo market, the good units are snapped up fast. It’s important to stay on top of new developments, and plan ahead.

There are any number of reasons why you may decide condo living is right for you. Perhaps you don’t have the skills, free time or inclination to perform maintenance and repairs, or have a beer on the lawn tractor, even. Those who aren’t handy would also be hard-pressed to fix an electrical, plumbing, carpentry or other structural repairs.

Homes come with additional expenses, too. From foundational issues to the gas and beer for that lawn tractor, you’re bound to shell out a small fortune over the lifespan of your home.

Choosing a condo may save you these headaches. Condo maintenance usually includes a 24/7 helpline to report maintenance issues, with contract terms built into the purchase agreement. Modern buildings include a range of amenities, such as parking, concierge, gym and pool services, and common areas to host parties.

In any case, condos are a hot item in Ottawa, and developers know it. There are several new buildings on the way, each with a range of tempting qualities.

1. Claridge Moon,Downtown

383 Albert Street - Walk Score

Claridge Moon is the first development to be connected to the new LightRail Transit (LRT) system at Lyon station, making what is already considered a prime location even more accessible. The work of incorporating the station with the building’s design will give it a distinctive look. The building is popular with commuters who plan to leverage the light rail.

The condo itself has a modern, luxury aesthetic, including quartz countertops and hardwood cabinets. While the main building will contain 259 units of up to 1,225 square feet, the main level will also include many retail stores, improving the building’s walkability.

2. 129 Main Street, Old Ottawa East

129 Main Street - Walk ScoreProperty near the canal is highly sought after, and condos in the area don’t last long. 129 Main Street provides buyers with a luxury, urban experience in this highly-desired location in OldOttawa East. As with most new developments, finishings have a current, yet somewhat avant-garde feel. Residents will also enjoy a classy selection of shops and storefronts in the area. Meanwhile, Elgin Street is just a few steps away, so you can enjoy a quiet home life and experience the bustle of Ottawa nightlife.

The low-rise building will feature 46 units on five stories. However, the floor plans are a bit on the conservative side, at a maximum of 990 square feet. Still, with units starting at $299,900, you might not find a better opportunity to snap up some coveted space in a beautiful, historic neighborhood. A nearby LRT station further enhances the location.

3. Claridge Royale, Byward Market

245 Rideau Street - Walk Score

The Royale is a three-building project that includes a rental building, a 26-story condo tower and a hotel. The units will put buyers at the heart of the Byward Market, and the abundant nightlife and street markets that come with it. Meanwhile, a wealth of shops, boutiques and amenities make it one of the most walkable locations in the city. The tower will feature 250 units across 26 stories.

4. The Founders Residences, Westboro

300 Lett Street - Walk ScoreThe Founders Residences is a development located on Carling Ave, next to the historic Rose Bowl lounge. Suites will range from 515 to 961 square feet, with 198 units through nine stories. This is a great opportunity to get a deal on a great place in trendy Westboro, steps away from most facilities and resources. The only drawback is lower-than-average access to public transportation.

5. Claridge Fusion, Lebreton Flats

1705 Carling Avenue - Walk Score

Located just steps away from the largest undeveloped areas downtown, Claridge Fusion has a vibrant future. It is also the first Ottawa condo or community to be recognized under the Canadian Green Building Council’s Leadership in Energy and Environmental Design (LEED). With private balconies, floor-to-ceiling windows and granite finishings, these units went fast—and there’s just one left!

Before Buying Your New Ottawa Condo

Once you’ve seen the right condo unit a few times, you’ll likely get excited about signing some paperwork and getting ready for urban life. However, Ottawa condo buyers face different issues during the buying process than do homeowners. Condo developments are run and maintained by its respective association. It’s important to evaluate that association’s requirements to determine if your life is a fit for the building.
